Walker Art Center's new entrance a cultural and community gathering spot

How does one merge the architectural styles of the Walker Art Center’s two buildings to create a new, welcoming entrance overlooking the famous Sculpture Garden? This was the challenge presented to architect Joan Soranno, a design principal at HGA Architects and Engineers, and her design team nearly four years ago.
 
“One of the things the Walker told us from the very beginning is that they didn’t want a third charm on the charm bracelet,” Soranno explains. “Meaning they have the original [1971] Edward Larabee Barnes building—the brick building, and they have the [Herzog & de Meuron] building built in 2005—a very different style to the Barnes building.”
 
Soranno and her design partner, architect John Cook, led the Walker redesign project, which includes the building’s front entry foyer off of Vineland Place, the adjacent parking ramp, and Esker Grove, a new restaurant by chef Doug Flicker opening in mid-December.
 
The main priority of the new entrance remodel was integrating the inside with the outside. This union is evident inside the parking ramp, where you can now see out onto Claes Oldenburg and Coosje van Bruggen’s Spoonbridge and Cherry. It is also notable in the extra windows added to the Bazinet Garden Lobby overlooking the Sculpture Garden.
 
“We’re trying to make the building a lot more accessible, a lot more inviting, with a lot more daylight and lots of views to the gardens—we’re trying to really integrate both the architectural experience with the landscape experience,” says Soranno.
 
Situated between the Sculpture Garden and the building itself, the new entrance on Vineyard Place acts as a community gathering spot. “This is why I like doing these types of projects,” Soranno says. “This project reinforces the Walker as one of the most significant cultural hubs in this nation with an entry experience that reinforces people coming together—whether for a meal, or to see a show, or for somebody who wants to be out in the garden.”
 

Minneapolis' C-TAP: Free Assistance for Co-Op Founders

The City of Minneapolis is launching a free technical assistance program for budding co-op founders, starting with a two-hour presentation on April 20th.
 
Dubbed C-TAP (Cooperative Technical Assistance Program), the initiative is an outgrowth of the city’s successful B-TAP (Business Technical Assistance Program) for aspiring small and midsize business owners. Like B-TAP, C-TAP is an immersive program designed to support co-op founders and supporters from ideation through opening—and, in some cases, beyond.
 
According to the City of Minneapolis, C-TAP will unfold over three years, in three steps.
 
Step one, happening this year, focuses on “co-op readiness planning” for “groups that are thinking of forming a Co-op…to get a clear picture of the legal, operational and organizational requirements.” It’s basically a crash course in what it means to start a co-op.
 
Step two, set for next year, will focus on “board member and organizational design.” That means training prospective board members in the basics (and nuances) of co-op governance, as well as “one-on-one technical assistance” for select co-ops that require guidance designing their organizational structures. Step two is available to not-yet-open co-ops and existing co-ops that want or need outside assistance.
 
Step three, set for 2018, will revolve around “sustainability [and] profitability.” In other words, setting and keeping newly opened co-ops on the path to stable, long-term profitability and prosperity.
 
C-TAP’s kickoff event, a two-hour presentation dubbed “The State of Co-ops in Minneapolis,” is scheduled for April 20, 5:30-7:30 p.m., at Open Book in Downtown East. The presentation will discuss the city’s current “co-op inventory” and the industries supported by Minneapolis co-ops, introduce and explain C-TAP, and discuss next steps for co-op founders and principals interested in participating.
 
On May 11, Step one officially gets underway with an eight-week “co-op feasibility” course. Held at the City of Minneapolis Innovation Center in the Crown Roller Mill Building near City Hall, the course’s eight sessions will cover the basics of the co-op development process, co-op business plans, finances, cooperative governance, legalities and other topics. Registration is free and open to the public, but prospective co-op groups need to have at least two participants and have selected a product or service to offer prior to signing up.
 
The City of Minneapolis is no stranger to co-op support. According to city government, Minneapolis has plowed some $3.5 million into local co-ops through existing development and support initiatives, and has an additional $850,000 outstanding in loans to three in-development co-ops—including Wirth Cooperative Grocery, a first-of-its-kind grocery co-op in the city’s underserved Northside, slated to open later this year.
 

Architect innovates design service for accessory dwellings

They’re known as granny flats, mother-in-law apartments, even Fonzie suites for those who remember the Fonz’s digs above the Cunninghams' garage in the tv show “Happy Days.” For years, accessory dwelling units (ADUs) have been popular throughout the U.S. for homeowners needing an additional, separate living space for a relative (or family friend) adjacent to main house—and as a flexible housing option in developed urban neighborhoods.
 
Now ADUs are legal in Minneapolis. On December 5, 2014, the Minneapolis City Council passed a zoning code text amendment allowing ADUs on lots with single or two-family homes. Shortly thereafter, architect Christopher Strom, who spent countless hours working with zoning administrators during discussions about the code change, launched his new initiative, Second Suite.
 
“I wanted to be the first to market my expertise with the zoning related to these small residential dwellings,” says Strom, who has a thriving business as a residential architect in Minneapolis, and has designed ADU-type cottages for clients in the suburbs and northern Minnesota.
 
He learned during informational meetings that “a lot of people didn’t want ADUs because they fear too many people would be added to the neighborhood, resulting in extra noise and traffic,” Strom says. “But the new law limits ADUs to a total of 1,000 square feet, including parking; they’re only feasible on certain lots, depending on the positioning of the primary house; and the primary house must be owner occupied. Only one accessory building is allowed per property, so most people will combine an ADU with a detached garage.”
 
As a result, Strom continues, “The majority of the new ADUs to be built in Minneapolis will be Fonzie suites. Remember how he lived above the Cunninhgams' garage? He had a cool bachelor pad totally separate from the main house, but was always at the Cunninghams'.”
 
ADUs are a viable option for creating more space, whether for additional storage, an art studio, home office or apartment for aging parents. With the new zoning, the units can also include a small kitchen and/or bath. “They’re wonderful for seniors, and a nice way to establish multi-generational living next to the primary house while giving the occupant an integral level of independence,” Strom explains.
 
St. Paul, particularly the neighborhood of St. Anthony Park, is currently looking at its building codes, as well, by studying the feasibility of allowing ADUs on single-family lots.  
 
Strom adds that ADUs are “a great entry point for people to start working with an architect.” A well-considered design might result in an ADU that blends in with the architectural style of the existing residence, or be entirely different.
 
Moreover, Strom adds, “Second Suite represents a lifestyle that I want to be able to deliver to my clients. This lifestyle is about families pooling resources and enjoying more quality time together through care-giving that enables grandparents to help with childcare and adult children to help with aging parents.”
 
 

Floating Library makes its 2014 debut on Cedar Lake

For the second year in a row, artist Sarah Peters has launched her singular Floating Library on Cedar Lake in Minneapolis. Patrons need to arrive via flotation device, kayak, canoe or paddleboard. But, yes, you can check out the books--many of which are encased in waterproof wrappers. Or you can enjoy reading them on right there, on the raft, on the water.

After putting out a call for books, Peters accumulated her library. The Floating Library is a wooden raft, eight feet square, stocked with about 80 titles--mostly handmade artist books. Peters has four drop-off boxes on land, for those who don't want to paddle out again to return their books.

Peters is a book-maker herself and teaches at the Minnesota Center for Book Arts. She also works with Northern Spark and participates in the Art Shanty project every winter. Describing the impetus behind the Floating Library, she told the Star Tribune that, “Art books are not a widely known art form. And so there’s an element of delight and surprise."

"First of all, canoeing along and coming across a library. And then having it stocked with books that are totally unique. It’s like this double whammy of inventiveness. It can expand people’s ideas of what art is."
 


 

$50,000 floating islands provide shelter for wildlife and clean Spring Lake

On Spring Lake in Minneapolis, seven floating islands that were fashioned from everyday recyclables are serving as wildlife habitat. At the same time, they’re helping to remediate the lake’s impaired waters.

The islands, which come from the St. Paul-based company Midwest Floating Islands, feature native plants for a “concentrated wetland effect," according to a prepared statement about the project.

They were launched on the lake last week.

It’s the most significant example of this kind of technology at work in Minnesota, according to Craig Wilson, who serves on the board for the Lowry Hill neighborhood group.

Wilson is also a landscape architect who is the principal of the local green business, Sustology. He was instrumental in getting the islands set up.

The $50,000 Spring Lake project resulted from a collaboration between the Lowry Hill Neighborhood Association (LHNA) and the American Society of Landscape Architects Minnesota Chapter, along with numerous other partners.

This project was also featured on a national scale as a part of the Society’s “8/17/11” campaign to build awareness of its work.

The idea is to restore the historic bird and wildlife sanctuary, according to Wilson.

Birds and other animals hang out at the surface of the islands. Less visible are the microbes the islands attract beneath the surface, which are “responsible for breaking down water-borne pollutants,” according to a prepared statement about the project. 

Wilson says that the floating islands were originally part of the RiverFIRST proposal to transform a portion of the Mississippi River in the Twin Cities.  

RiverFIRST, which is still in early phases from TLS/KVA landscape architects and designers, is “a multifaceted and multidimensional vision for a renewed and revitalized Upper Riverfront," the website reads.

But as a result of the state government shutdown earlier this summer, the floating islands had to be relocated. That’s when Wilson thought about the close-to-home Spring Lake, which many people don’t even know exists, he says.

The Lowry Hill neighborhood group had previously helped with species removal in the lake but hadn’t yet tackled its water quality issues. “We realized that if we upgraded the number of islands, we’d be able to clean up the lake,” he says.

It was then that the project became more than a demonstration, something that “could benefit the whole lake,” he says, adding, “It’s also a great educational opportunity.”

Former Hollywood Video space undergoes $1 million renovation to make way for The Lowry restaurant

The Lowry restaurant, which bills itself as a contemporary urban diner, is totally revamping the former Hollywood Video space in the Lowry Hill neighborhood.

For starters, remodelers removed about half of the building, bringing it down to a cozier 5,000 square feet and making way for parking and a patio, according to Stephanie Shimp, vice president of the Blue Plate Restaurant Company, which is behind the venture. "We pretty much gutted the inside," she says. 

But Blue Plate kept intact the original cement floors, with a patina, markings, and discolorations that "are very beautiful, interesting, and full of character," she says. 

As a part of the $1 million renovation of the 1920s-era building, The Lowry built out a new, lounge-like bar, a 150-seat dining area, and a kitchen.

A California Modern style characterizes the interior, with warm-colored wood and tufted-in dark brown leather booths with covered buttons and orange accents, she says. "It kind of feels like the inside of a boat," she says. "I can't think of another interior in the city that looks anything like it."

On the outside of the building the words burgers, whiskey, oysters, and eggs help provide a sense of what the restaurant is all about.

Among its unique offerings are 30 craft beers, along with wine in a keg. The Lowry will serve breakfast, lunch, and dinner, and will have a late-night menu. "I hope that we will become a real anchor in the neighborhood, the go-to spot for Lowry Hill, Kenwood, East Isles, and the Wedge areas," she says.

Additionally, she underscores the 100 new jobs the restaurant is bringing to the neighborhood. Many of its employees bike, bus or walk to work, she says.

The Lowry aims to open its doors by Aug. 9, according to Shimp.

Minneapolis tops Trulia list with 42-percent rate of real-estate price reductions

When Minneapolis lands at the top of national rankings, it's usually for things like literacy, per-capita theater attendance, or bicycle-friendliness. So it was a surprise this month when a real-estate website called Trulia.com declared Minneapolis the all-time, record-breaking, national leader in a seemingly less desirable category: percentage of houses for sale at reduced prices.

The figure, which covers homes for sale within the city of Minneapolis proper (not St. Paul or suburbs), is 42 percent. That is, 42 percent of Minneapolis homes on the market, as compiled in Trulia's considerable database, have asking prices that are lower than when the homes first hit the market.

"We've been surprised to see Minneapolis at the top of the list," says Trulia's Tara-Nicholle Nelson. Minneapolis had for three previous months held the top position at a steady 40 percent. The website has tracked cities' price reduction rates since April 2009.

Nelson doesn't take the numbers to mean the city's real estate market is "bizarrely overflooded" or "overly distressed." Things are bad all over, but Minneapolis can boast strengths such as an unemployment rate consistently lower than state and national figures. So what makes the city special in this particular category? One theory Nelson offers (reinforced, she says, by locals she's spoken with) is this: "Sellers are very realistic and aggressive [and] are seeing the need to sell or want very badly to sell."

A year ago, when Minneapolis ranked fourth on Trulia's list, local mortgage banker Alex Stenback proposed another possibility on his website, BehindtheMonrtgage.com: "Minneapolis home sellers are altogether too optimistic in the first place, but quick to recognize their mistake." Asked about this year's ranking, Trebak cautioned by email about reading too much into monthly data but said it suggests that "real estate has not yet bottomed-out."

Boneshaker Books shakes up old Arise! space

From the ashes of the Arise! Bookstore, which closed up shop in May, will soon rise Boneshaker Books, in the same spot on Lyndale Avenue in Minneapolis. Boneshaker, a collective, bought the one-story building from the Arise! collective to continue an outpost of progressive publications there. But the seven-member Boneshaker crew--including some veteran members and volunteers with Arise!--also wanted to make a clean start. That meant a summer (or more) of renovations to the approximately 1,500-square-foot space.

To cover costs in the interim, Boneshaker Books is leasing the space to Storefront in a Box, an organization which in turn is offering rentals by the week to anyone with a good idea for using it--from a weeklong "Nerd Party" to a rummage-sale fundraiser for a one-woman theater production. The Women's Prison Project, which distributes books behind bars, will maintain its small space in the building. Meanwhile, Boneshaker is holding its own events at a variety of off-premise locations, including Washburn Fair Oaks Park and the Triple Rock Social Club.

Boneshaker Books' name derives from an early name for bicycles, though collective member Tom Schumacher says the association has grown diffuse and the name is now an "empty signifier" open to interpretation. The collective is calling its group of donors of $250 or more the "Skeleton Crew"--each of whom can choose a book that will stay in stock in perpetuity.

Schumacher concedes that opening a new independent bookstore is "somewhat quixotic." But he says the collective is counting on support for its niche market (progressive politics, defined more broadly than by its predecessor) as well as a solid base of support from the the neighborhood (Whittier, and across the street Lowry Hill East).
