Pillsbury A Mill transformed into 21st-century hub for artists

More than a decade after Minneapolis’ historic Pillsbury A Mill closed, capping the city’s reign as the country’s flour-milling capital, the four-building mill complex—which includes the iconic limestone A Mill—is once again becoming a hub of innovation and industry, this time driven by artists. The developer Dominium, which recently transformed St. Paul’s 1890 Schmidt’s Brewery into Schmidt Artists Lofts, is completing the adaptive reuse of the milling complex with BKV Group into the A-Mill Artist Lofts.
 
The first phase, Warehouse 2, a four-story, wood-frame building next to The Soap Factory, has been open since December and includes 43 living units, says David Lepak, community manager, A-Mill Artist Lofts. The 1881 A Mill designed by architect Leroy Buffington, the south A Mill cleaning house, and the 1910 elevator known as the “red-clay-tile building,” will be open for occupancy in August.
 
“Dominium knows there’s a need for affordable artists’ housing, and we’ve been successful with other projects in St. Paul and St. Louis,” Lepak says. The complex, which will be LEED certified, includes 255 living units designed for qualifying artists. To support artists’ work, the complex includes galleries, a performance and rehearsal space, and studios for dancers, visual and multi-media artists, photographers and potters.
 
“The neighborhood is already highly populated with artists,” says Lepak, referring to the Marcy-Holmes and Northeast neighborhoods. The transformed A Mill complex will further “drive people to the area for creative resources, and bring untapped resources to an already existing artists community with theaters and galleries.”
 
BKV Group, a Minneapolis architectural firm, has been working with Dominium on the project. The design team started by conducting laser scans of the buildings, to determine where structures and floors didn’t line up, and where components were missing. In addition to shoring up exterior masonry, structural repairs included new steel support columns (particularly in the limestone A Mill), floor decking and joist repairs, and leveling the floors.

The project was made possible through historic tax credits, because the A Mill is on the National Register of Historic Places. As such, the renovation was closely scrutinized by the State Historic Preservation Office (SHPO) and the National Park Service. In particular, the red-tile building—a former grain elevator—doesn’t have openings on the first eight floors, and none could be created. “It’s like a crawl space and we treated it that way,” explains John Stark, project architect, BKV Group.
 
The 27 new living units, instead, are on floors 8-12, and were designed around the existing openings, “which means each unit is unique,” Stark says. In the basement, the architects created a gathering space, fitness room and connections to the two-level parking garage. New outdoor landscaping around the railroad tracks is in the works.
 
The new complex will also have a roof garden with panoramic views of the Mississippi River and downtown Minneapolis, Stark says, and the landmark Pillsbury’s Best Flour sign is being redone in LED lights for greater energy efficiency.
 
Dominium is also considering the use of a hydroelectric heating and cooling system for the complex, using water from the nearby river. The water would enter through an existing tunnel, drop into a turbine pit and generate power to operate the complex. The initiative “would make the complex largely self-sustaining,” Stark says.
 
The project has significant merit regardless. “We’ve helped put the buildings back on the tax rolls, and created a new source of industry that tells the character of what Minneapolis was and is today,” Stark says. Lepak agrees, adding that the new A-Mill Artist Lofts “will add tremendously to the further development of an economically vibrant area of Minneapolis.”
 
 

A prize-winning proposal for an unused Midway site

An unused parcel of land between the Gordon Parks Alternative High School and the High School of Recording Arts in the Midway area of St. Paul has become the site of a prize-winning vision for community redevelopment. Pablo Villamil of Wold Architects & Engineers and David McKay of Strand Design, both in St. Paul, recently won First Place in the 2014 AIA St. Paul Prize design competition for their proposed outdoor education and community space. The design “is about making a place for the people who live there,” Villamil says.
 
Villamil and McKay entered the competition because “both of us are familiar with the area,” Villamil says. McKay lived in Midway for many years. Wold Architects & Engineers designed the Gordon Parks school. “So we know the layers of community and history in the area, as well as the users,” Villamil says. “That was a big part of our design: identifying and creating a park for the community.”
 
The 2.44-acre parcel, which is surrounded by the schools, retail stores, warehouses, office buildings and parking lots, includes a large hill. “We had to figure out how to make the site function across that elevation change, and make it accessible so residents and people from the schools can meet and connect in the space,” Villamil says.
 
The team’s vision includes an enclosed classroom recessed into the hillside for the Gordon Parks school. A second outdoor classroom for interactive education would allow the school and the public to focus on renewable resources and energy. The team also proposed an outdoor amphitheater terraced into the hillside for the Recording Arts school. The site would also include fields of native prairie plants and flowers, a playing field and plazas.
 
“Education is a big part of the project,” Villamil explains. “We wanted to create places the schools could share, spaces that function for the individual schools, and areas in which residents could receive public education about native habitats, green technologies and renewable resources.” The team’s vision also invites the surrounding community into the space for gardening, gatherings and events.
 
As for whether the team’s vision will be fully realized, that remains to be seen. As winners of the St. Paul Prize, Villamil says, he and McKay will be interacting with stakeholders at formal events and at informal gatherings. “We’re really looking forward to their feedback."
 

Greening the Green Line with POPS

The Trust for Public Land (TPL) recently released “Greening the Green Line,” a comprehensive report on the state of green space, and plans to improve it, along the Central Corridor. “Greening the Green Line” outlines a vision for a “charm bracelet” of parks and green corridors within a half-mile of the Green Line, including fresh public parks and privately owned public space (POPS) near new housing and retail construction. Pockets of parkland and public space would be connected, where possible, by bikeways and parkways.
 
The report has been in the works since 2012, when the Central Corridor Funders’ Collaborative tapped TPL to “lead a collaborative project that would build a shared understanding of how to integrate green space and common public gathering space in the corridor as development occurs,” says Jenna Fletcher, program director, TPL.
 
“Both the public and private sectors have a role in greening the Green Line,” writes Fletcher on TPL’s website. “The public sector needs to ensure that additional public parks are developed to keep pace with the demand from new residents and new workers…[and] private developers should play their part by incorporating high quality POPS into their developments.” 
 
“Greening the Green Line” outlines several changes that would significantly improve Green Line residents’ access to parkland and public space.
 
First, “city and public agency leaders must take a leadership role in pursuing a connected parks system,” says the report. A program of outreach, education and demonstration projects may encourage developers to pursue POPS, especially if the connection between POPS and higher property values can be made clear.
 
“Greening the Green Line” also encourages city and agency leaders to work with developers to incentivize the creation of new public spaces, through “stacked function” stormwater management (which uses creative landscaping and planters to alleviate flooding during rainy periods) and “value capture” approaches that can extract revenue from parkland and public squares.
 
Fletcher stresses that the Green Line’s “charm bracelet” will fit the area’s character and scale. “POPS can serve as complements to public parks, offering open spaces in varying sizes and forms where it may be difficult to develop public parks,” she says. “Open spaces do not need to be large, publicly owned, or even "green" for them to be beneficial for residents, workers and transit riders.”
 
The Twin Cities has successfully experimented with POPS already; Fletcher cites the MoZaic Building and Art Park in Uptown, which has a half-acre space connected to the Midtown Greenway and Hennepin Avenue.
 
The first Central Corridor POPS since the Green Line’s opening aren’t far off. Fletcher is particularly excited about Hamline Station, a mixed-use development between Hamline and Syndicate that will feature street-level retail, 108 affordable housing units and a central, open-to-the-public “pocket park.”
 
Green Line residents and neighborhood associations can encourage changes in existing and planned developments, too. “Sometimes doing something temporary, like parklets or painting the pavement, can be helpful first steps that serve as a spark that can create momentum for community members to coalesce around bigger ideas,” says Fletcher. “This can set the table for later, bigger investments.”
 
Though “Greening the Green Line” lays out a vision for years to come, Fletcher stresses that there’s a real urgency around the issue of green space in the Central Corridor. About 15 percent of the total land area of Minneapolis and St. Paul is parkland, but the Green Line is less than 5 percent parkland and public space. If nothing is done now, she says, the problem could get worse as more people move into the area and convert its remaining public land to housing, retail and office space.
 

St. Paul Bicycle Plan widens its scope

The City of St. Paul recently revealed the latest draft of the comprehensive St. Paul Bicycle Plan, which proposes adding more than 200 miles of bikeways to the city. Incorporating public input on a previous draft of the plan, the latest manifestation takes a wider look at bicycling in the city. The plan now addresses bicycle parking, traffic signals, bicycle counting programs and other topics.
 
“This is a very significant effort,” says Reuben Collins, transportation planner and engineer, St. Paul Department of Public Works. “This is the first time the city has had a stand-alone vision for bicycling across all the city departments and the first time that we’ve really looked at the neighborhood level to ask what are the bicycle connections.”
 
St. Paul residents voiced feedback on the plan at a series of open house events and through Open St. Paul, as well as in personal emails and letters. Much of the community input called for addressing questions around wayfinding, trail lighting and zoning codes that would require bike parking in new developments, and encourage the incorporation of locker rooms and shower facilities to better accommodate bike commuters. The plan was revised to include much of that community feedback, according to Collins.
 
In development since 2011, the plan’s major aim is to complete the Grand Round trail system originally envisioned in the late-1880s as a figure-eight loop encircling both Minneapolis and St. Paul. The plan would also add a 1.7-mile loop in downtown St. Paul, which has been a notable void in the city’s bicycling infrastructure.
 
There is currently a recognizable disparity in the geographical layout of bikeways throughout the city, as well. While bicycling facilities are relatively abundant in the western half of the city, historically, there has not been equal investment in bicycling infrastructure on the East Side of St. Paul, according to Collins.
 
“I think there are a lot of reasons for that (disparity), but it’s something we are very aware of and looking to change,” he says. “We are looking to address that and reach some sort of geographical equity throughout the city.”
 
While city-specific numbers are hard to come by—something the plan seeks to address with bike counting protocol and programs—regional studies show a steady incline in the number of people riding bikes throughout the Twin Cities.
 
Bicycling rates increased 78 percent in the metro area from 2007 to 2013, according to a report from Bike Walk Twin Cities, a program of Transit for Livable Communities.
 
While Minneapolis is consistently ranked amongst the top bicycling cities in the country, St. Paul has struggled to keep up with its bike-friendly sibling to the West. “Certainly we can say anecdotally we know there are a lot more people riding bicycles [in St. Paul],” Collins says.
 
The St. Paul Bicycle Plan looks to solidify that growth in ridership by cementing an official citywide vision for bicycling. Planners hope to have the plan incorporated into the St. Paul Comprehensive Plan; one of the plan’s goals is St. Paul becoming a world-class bicycling city.
 
Sources of funding for the long-range plan will be “many and various,” Collins says. One significant potential source is the 8-80 Vitality Fund proposed by Mayor Chris Coleman. In his budget address this summer, Coleman earmarked $17.5 million to rebuild “key portions of our streets,” including completing Phase One of the downtown bike loop as laid out in the Bicycle Plan. He dedicated another $13.2 million towards completion of the Grand Rounds.
 
“It will be a very sizable investment to really get the ball rolling to implement the recommendations in the plan,” Collins said of the Mayor’s funding priorities with the 8-80 Vitality Fund.
 
The plan will next go before the Saint Paul Planning Commission October 17 where another public hearing will likely be set. After that, it goes back to the transportation committee, back to the Planning Commission, then on to the City Council for a final vote and hopefully adoption. Collins says the earliest he expects the plan to be put up for a vote is February of 2015.
 
 
 
 

Conflict brewing over warehouse next to Schmidt Artist Lofts

Conflict is brewing at the Schmidt Brewery site in St. Paul. Proposals to redevelop a warehouse structure adjacent to the new 247-unit Schmidt Artist Lofts on West 7th Street include an enclosed self-storage facility. Many community members feel the proposed reuse would be a wasted opportunity.
 
The warehouse, a relatively modern structure at 547 James Ave., overlooks the Mississippi River Bluffs. Its proximity to the artist lofts makes the warehouse is a prime destination for more housing or another use that would compliment the new $130 million artist housing development, says Ed Johnson, executive director, Fort Road Federation, which serves as the neighborhood’s District Council.
 
The 67,000-square-foot warehouse was previously used as storage for the brewery, but has been vacant. It’s the only structure on the property not owned by Dominium, which developed Schmidt Artist Lofts, or by the Ford Road Federation.
 
The Federation successfully advocated for the rezoning of the entire Schmidt Brewery site in 2008 to allow for housing and mixed-use development. The current proposal would require a non-conforming use variance that would essentially bring the parcel back to its previous zoning designation as light industrial.
 
Last month, the St. Paul Planning Commission narrowly approved the variance request. The Fort Road Federation is now appealing that decision before the City Council.
 
“Our argument is basically, ‘How can you give up on a rezoning effort that was done several years before these developments got in place and how can you give up so soon after Dominium put [130 million] bucks into that area’,” Johnson says. The Federation is also opposing the proposal on the grounds that it does not conform to the St. Paul Riverfront Master Plan and St. Paul Comprehensive Plan, both of which include references to West 7th Street.
 
After a previous deal with a potential developer for the Schmidt Brewery complex fell through in 2008, Fort Road Federation stepped up to purchase all the structures on the property except for the main building, which was developed into housing by Dominium. They bought all but the remaining warehouse from long-time owner Bruce Hendry.
 
The Federation is currently in the process of selling off the keg house building to a developer who plans to put in retail. The organization is also working to cover a small budget gap to redevelop the historic Rathskellar: the plan is to put offices on the ground floor and turn the basement--which was formerly an iconic beer and meeting hall, and still retains many historical characteristics and flourishes--into a community event center. The Federation has already secured state and federal historic tax credits for that project.
 
The redevelopment of the Schmidt Brewery site in the West 7th neighborhood has been ongoing. The Schmidt Brewery celebrated its glory days as one of the most iconic brewery operations in the Midwest. It then had a much-contested and controversial life as an ethanol plant. In its current manifestation, which includes 247 units of affordable artist housing, the brewery is a story of urban rejuvenation and community revitalization.
 
The neighborhood has been slow to recover after Hwy 35E took out a third of its population, and is still struggling to overcome a reputation for violence and crime. The tide seems to be turning, thanks to projects like the Schmidt Artist Lofts and other efforts to revitalize the area.
 
 
 
 
 

Heirloom Project introduces native plants to South Minneapolis garages

The heirlooms appearing in the back alleys of a South Minneapolis neighborhood are not diamond rings or other family treasures. But the drawings artist Rachel Breen is installing on garage doors and walls, in many ways, represent something even more valuable—native heirloom plants and seeds at risk of extinction due to modern commercial farming practices.
 
With a $10,000 grant from the Minnesota State Arts Board and the permission of homeowners in the Kingfield neighborhood of Minneapolis, Breen has been installing her Heirloom Project—ephemeral drawings of native heirloom plants—on six of her neighbor’s garage doors and walls.
 
The process she uses embodies the fragility of biodiversity in the modern ecosystem and the delicate place many vital heirloom plants currently occupy within it. Using an unthreaded needle and sewing machine, she “draws” plants like milkweed onto large sheets of plastic. She then paints over the stencils with an air brush, leaving a whispy dotted image of the plant in different stages, from its fruit bearing or flowering manifestation to when the blooms die and the seeds can be spread.
 
Breen was inspired by the practice of seed saving, where average citizens can play a role in preserving vital heirloom plants for the future. “Seed saving is this really revolutionary act that we all could be doing and it’s important for so many reasons,” Breen says.
 
Pesticide use in modern commercial farming has caused significant loss of habitat for pollinator insects like bees and butterflies. The loss of habitat for these insects, due in part to pesticide use, has led to drastically decreasing populations in recent years. But there are other reasons preserving diversity in flora is an essential practice, Breen says.
 
For instance, the great Irish potato famine in the 17th century was caused by a single strain of potato blight. Because the entire country was essentially growing one type of potato, the blight spread quickly and almost wiped out the entire country’s supply of potatoes—the main source of food at the time.
 
“You actually have strength when there’s more diversity,” she explains. “We’ve lost a lot of biodiversity by only growing certain plants because seed companies are only selling certain kinds of genetically modified seeds,” Breen explains.
 
There’s a metaphorical message in Breen’s Heirloom Project as well: How do we conceive of things passed down through generations from family and community that aren’t necessarily physical objects?
 
Whether it’s music, language, or customs and traditions, she asks, “How do we think about what it is we’ve inherited from the past and what do we want to pass on?” “Considering that we’ve inherited many wonderful things from our culture and our community that are not objects, what is it that we would also then like to pass on to the future?”
 
Breen is also moving ahead with plans to establish a seed library at a local park where neighbors will be able to exchange and preserve rare but important seeds of native heirloom plants.
 
 
 
 

Herbivorous Butcher plans first meatless �butcher� shop

Following a successful summer at the Minneapolis Farmers Market, the Herbivorous Butcher is moving ahead with plans to open a brick-and-mortar location to sell its “meatless meats.”
 
From ropes of “pepperoni” hanging from the ceiling to the black-and-white tile lining the walls, the new butcher shop envisioned by Aubry Walch and scheduled to open next year will have all the hallmarks of an old-time butcher—except the meat.
 
The Herbivorous Butcher cleared the coolers during its June opening weekend at the Market. Despite consistently upping production, Walch says she’s sold out her inventory every weekend since.
 
“We keep making more batches and we just can’t keep up with demand,” says Walch, who started the business with her business partner and brother Kale Walch.
 
To better feed the demand, the siblings plan to open the Twin Cities’ first meatless butcher shop in early 2015. They’re currently working with Studio M Architects, which designed the Wise Acre Eatery, to replicate the idyllic atmosphere of a traditional butcher shop. “We hope to take people back in time when they come in,” Walch says.
 
Aubry Walch’s been a strict vegetarian for 18 years. Her brother Kale is vegan. After wearying of available meatless options—which are often frozen, and contain loads of sodium and long lists of unrecognizable ingredients—they began concocting their own meat alternatives from locally sourced whole food ingredients.
 
They decided to put their culinary acumen to the test and enlisted 10 test groups that included vegans, vegetarians and meat-eaters for an eight-week stint of food testing. The results, Walch says, were resoundingly positive.
 
It’s not just vegetarians and vegans gobbling up the inventory. Walch estimates that at least 60 percent of their customers are full-blooded carnivores discovering healthier meat alternatives for the first time.
 
The main ingredient in almost all of the products is vital wheat gluten sourced from Whole Grain Milling Co. in Welcome, MN.  Even though the product is 95 percent protein, it’s extremely low in carbohydrates and fat, and is cholesterol free.
 
“We have people who come to us because they have heart disease or diabetes…and they can’t eat meat anymore,” Walch says. “We’re the perfect alternative for them and they seek us out.”
 
There’s no shortage of meat-free protein alternatives on co-op shelves in the Twin Cities, but the Herbivorous Butcher has uncovered a serious hunger for handmade and locally sourced meatless meat. Every item sold at the Herbivorous Butcher is made fresh by hand in small batches from locally sourced whole food ingredients and is never frozen.
 
Thus far the meatless mainstays at the Herbivorous Butcher include pepperoni, Italian sausage, barbecue ribs, deli bologna and teriyaki jerky. Once the new shop is up and running, other market specials including Mexican chorizo, maple sage breakfast sausage and beer brats will be available.
 
Finding the right investors has been somewhat of a struggle, Walch says. The problem isn’t a lack of interest; it’s that many see a lucrative opportunity and want the meatless butchers to automate all their production, freeze their products and distribute nation-wide. Walch isn’t willing to sacrifice the artisanal approach and reliance on local ingredients that going so big would require.
 
Instead, the Herbivorous Butcher is taking the crowd funding approach, and will launch a campaign later this fall.
 
 

Goodwill targets millennials with Gina + Will concept

Goodwill Easter Seals Minnesota is giving itself a millennial-friendly makeover with its new Gina + Will concept resale store in Dinkytown, located at 1324 5th Street Southeast on the ground floor of the new Venue at Dinkytown apartment complex.
 
With the recent surge of new student housing developments near the University of Minnesota, Goodwill is going after the college-aged crowd, which is more concerned with style than brand recognition—though name brand apparel is featured prominently in Gina + Will’s collection.
 
For the time being, Goodwill seems to be well positioned in the Dinkytown market where the only other clothing retailer is Goldy’s Locker Room, which only carries University of Minnesota Gopher’s merchandise.
 
“Dinkytown is not just a place where you go for entertainment or a night out,” says Mary Beth Casement, a spokesperson for Gina + Will. Dinkytown “is increasingly a place where people live, and if it’s where they live it’s where they’ll be shopping.”
 
Gina + Will isn’t the typical thrift store bargain-hunters would recognize from the more than 35 other area Goodwill locations—mostly located in the suburbs. In fact, the nonprofit Goodwill is looking to move away from the “thrift store” label altogether, says Casement.
 
Shoppers won’t find household appliances, sporting goods or furniture at Gina + Will, but rather a carefully curated collection of fashionable apparel and accessories at bargain prices, says Casement.
 
Nothing about the new shop looks like a thrift store, either. The color palette consists of turquoise, lime green and purple. Chandelier-like light fixtures give the shop a notably more upscale atmosphere than exists at traditional locations.
 
Armed with a team of college social media mavens supplied through the local social marketing agency Social Lights, the new store is relying heavily on social media to get the word out about its new Shop + Share concept, which encourages shoppers to share their finds with their online networks.
 
A selfie wall with four interchangeable background panels sits right outside the dressing rooms. A large screen in the store displays filtered posts to Twitter, Instagram and Facebook, with the hashtags #GWFinds and #GinaPlusWill.
 
“Our perspective is that information is already being shared…we wanted it to be front and center,” Casement says.
 
At 2,700 square feet, Gina + Will is almost one-tenth the size of a traditional Goodwill store and costs about 30 cents on the dollar more to build out. The store currently stocks about 70 percent women’s apparel, but that could change depending on sales demographics in the early phases, Casement says.
 
The Gina + Will concept doesn’t skip the altruistic aspects of shopping at Goodwill. The Minnesota-based Goodwill-Easter Seals is one of 160 Goodwill agencies nationwide that specializes in preparing disadvantaged people for the workforce.
 
“By finding a second use for stylish items, Gina + Will contributes to a sustainable environment,” said Debbie Ferry, senior vice president of real estate and new store development in a prepared statement. “Since sales will support our mission of preparing people for work, customers know their purchases have a purpose.”
 
 
 

Open Streets debuts proposed greenway in North Minneapolis

The 2014 season of Open Streets Minneapolis kicked-off during the last weekend in May with festivities along a proposed three-and-a half-mile greenway in North Minneapolis. Roads were closed from West Broadway to North 42nd avenues along North Girard and Humboldt avenues for residents and cyclists to experience first-hand how a new bike/walk route would look and feel.

“The proposed greenway could provide a recreational and community route for bicyclists, pedestrians and other non-motorized travelers,” said Sarah Stewart, senior public health specialist with the City of Minneapolis, who is working on the project. “The route would serve as a north-south connection for bicyclists who are more comfortable on bikeways” than on the streets.

Sponsored by the Minneapolis Bicycle Coalition, the event hosted vendors, performances and bike advocates from across the Twin Cities, giving riders a festive environment to roam the streets sans vehicles.

Turf was laid down on either side of the street at one point in the route to show a full linear park greenway. At another point, half the road was partitioned off, turning the current two-way street into a one-way road with a protected bike lane.

These are two of several models being considered for the new route. A third would keep two-way traffic, but designate the streets as bike boulevards—adding signage and other traffic calming measures friendly to bicyclists.

The City of Minneapolis, which became an official partner of the Open Streets initiative last year, is currently gathering public input about the new route, which has yet to be finalized or funded.

In addition to providing a centrally located route for commuters, connecting them to the northern suburbs via the Cedar Lake Trail and the downtown area via the Plymouth Avenue and 7th Street North bike routes, Stewart says the project would also create a space for people to be physically active.

“This is important because statistics show North Minneapolis residents are more likely to have chronic diseases like diabetes and high blood pressure, and they are less likely to be physically active…People who live closer to parks and green spaces are more physically active,” Stewart says.

The proposed route would also connect several destinations that serve area youth like parks, schools, a YMCA, the Boys and Girls Club, and a library, Stewart added.

Most of the roads along the proposed route are relatively low-traffic, residential streets that see between 400 and 900 cars daily, according to Stewart.

Several residents along the route expressed concern about losing street access to their homes should the streets be converted to a full linear park greenway. Stewart says alley access to residences along the route would be maintained. Input via an online survey indicated the proposed greenway is a potential draw for new residents, visitors and investment in North Minneapolis.

People can provide input on the proposed project through June 15 by filling out an online survey. The City will analyze the input and report the results in early fall. Feasibility studies are also underway.

This Open Streets event was the first of six planned for this summer in Minneapolis. The next will take place June 8 along Lyndale Avenue South.

Urban Organics: Twin Cities first indoor organic aquaponics farm

With the ceremonial snip of ribbon made from kale, the old Hamm’s Brewery building in East Saint Paul kicked off its new life last week as the Twin Cities first large-scale indoor organic aquaponics farm.

By combining fish and vegetables, the Saint Paul-based Urban Organics hopes to supply a steady stream of hyper-local organic fresh produce to Twin Cities’ consumers year-round.

Urban Organics utilizes an innovative closed-loop water filtration system designed by Minnesota-based Pentair. Fish raised in large tanks provide nutrients to feed the plants. In turn, the plants’ root systems clean the water before it’s recycled back into the fish tanks.

Urban Organics co-founder Fred Haberman says the system allows the operation to produce crops 40 percent faster using only 2 percent of the water traditional forms of farming require to grow the same volume of veggies. Once all six floors of the building are up and running, Urban Organics expects to produce 720,000 pounds of greens and 150,000 pounds of fish annually.

The endeavor does more than grow fresh organic vegetables that go from harvest to kitchen table in hours. Urban Organics also addresses a confluence of challenges associated with rapid population growth, as it simultaneously confronts modern concerns with the global water supply, disparate food systems, sustainable energy, and urban renewal. That confluence, Haberman says, is “outrageously exciting!”

Haberman is passionate about the economic development component of Urban Organics—one of the major motivators behind the site choice, for which the City of Saint Paul chipped in $150,000 toward the purchase price.

“This was a brewery that employed a ton of Eastsiders for a very long time,” said Saint Paul City Council President Kathy Lantry at the opening event. “When it became vacant [in 1997], it was a huge blow to the neighborhood.”

Haberman and co-founder Dave Haider both draw inspiration, and the occasional consultation, from Will Allen, a former professional basketball player who was given a MacArthur Foundation “Genius Grant” for his work spurring urban renewal through sustainable agriculture in inner-city Milwaukee, Wis.

“Will Allen really took aquaponics and used it to transform a food desert…into a food oasis,” Haberman said at the event.

It’s not the first time Haberman and Haider have pursued a mutual passion in a big a way. The duo also worked together putting on the U.S. Pond Hockey Championships in Minneapolis.

Their new endeavor is not without its challenges.

“No one’s made money at this that we know of,” Haberman said. “We know the demand for local organic produce that is fresh year round is very high. Where the challenge is for us, is being able to create enough production and grow capacity in a very expedited, efficient way so we can get the cash flow positive.”

The farm is currently growing two kinds of kale, Swiss chard, parsley, basil, and cilantro, as well as raising tilapia. Through an exclusive partnership, all of the farm’s production is currently on shelves at select Lunds and Byerly’s stores around the Twin Cities.

Haberman says they plan to continue experimenting with different leafy greens and will likely try raising striped bass as other floors of the building become operational later this year.

Night market debuts June 14 in St. Paul's Little Mekong

The vibrant blend of sights, smells, sounds, and people milling together at Southeast Asian night markets can be a vivid sensory and cultural experience. This summer, the Asian Economic Development Association (AEDA) is bringing a slice of that life to the Twin Cities.

Throughout the summer, AEDA will hold five outdoor night markets in the Little Mekong business and cultural district of Saint Paul, between the Mai Village and Little Szechuan restaurants on the 300 block of University Avenue. The first market will be held June 14, the same day the Green Line’s light-rail service begins.

The Little Mekong district is home to a high concentration of Asian residents and businesses. Of the almost 80 establishments on the five-block stretch of University between Mackubin and Marion streets, about 75 percent are Asian-owned according to a 2013 AEDA study documenting the impact of Central Corridor Light Rail Transit on the area.

Many of these small businesses were hit hard by light-rail construction over the last several years, according Theresa Swaney, AEDA’s communications coordinator. AEDA hopes to bring needed visibility, and customers, to businesses still reeling from the disruption. Swaney also hopes the night markets will help breathe new life into the area as a nighttime destination. “It’s sort of shifting the idea of what’s acceptable, and possible, at night,” she says.

Like farmers markets, the Little Mekong night markets will host local farmers selling fresh produce, but also up to 30 different vendors selling specialty food, art, and crafts. “It’s sort of this mix between a festival and a farmers market,” says Swaney. “It’s going to be a little more entertaining and a little more exciting than just getting your vegetables.” Artist organizer Oskar Ly is planning live performances, art, and activities as part of the market.

Organizers are currently looking for businesses and vendors located from throughout the Twin Cities to participate. Unlike many markets, applicants don’t have to be established. “We’re pushing toward new vendors,” Swaney says. “We want these people to have an opportunity to sell their stuff, and if they do well, maybe draw them into opening a brick-and-mortar business in the district or along University.”

AEDA also hopes the night markets will help lay ground for a new public plaza and community gathering space at the site. A rundown building used mostly for storage currently sits in the middle of the plot. The organization recently held a series of workshops and community meetings to gather input on redeveloping the site.

Victoria Theater to become a cultural center, once again

Several years ago, Saint Paul’s historic Victoria Theater was nearly demolished. Now, after sitting vacant for 14 years, the place is getting a new lease on life. The Twin Cities Community Land Bank is closing on the purchase of the theater, according to Tyler Olson, the project coordinator. Olson is working with the volunteer-driven Victoria Theater Arts Initiative (VTAI), which will take over the building’s ownership in the future. 

Basically, the land bank is “holding” the property for the group. “The fear was that we would do the work upfront and the owner [of the theater] would get an offer that couldn’t be refused” from someone else, Olson says. 

A kickoff event, which includes building tours, begins at 2:30 p.m., Thursday, January 16.

VTAI, which began meeting a year ago, is comprised of representatives from various local organizations including the Frogtown Neighborhood Association, the Center for Hmong Arts and Talent, Historic Saint Paul, Dangerous Productions, and the New Victoria Theater Project. “We started saying, ‘Let’s make something happen here. It feels like now is the time, especially with the light rail coming,’” he says.   

That kind of grassroots effort is typical in Frogtown, where a "trend of organic growth" has taken hold, he says, citing the development of the nearby Frogtown Farms. 

Together, the consortium “intends to revitalize the building, transforming it into a community-owned and -managed center for arts engagement, education and performance,” a prepared statement reads. Irrigate, Springboard for the Arts, and the City of Saint Paul helped to make the project happen.   

What are the next steps? As it is, the building is a shell that needs to be renovated. “We really need to figure out all of the things that need to happen to make it workable and usable,” he says. The group is also “getting out into the community,” to find out what people are interested in seeing happen at the theater, he says. “People are excited about its potential.”
 
The theater will be “a huge boon to the community, a landmark destination,” he says. “The hope is that people will come to see something here they wouldn’t be able to see anywhere else in the Twin Cities."

Frogtown Farm invites community to help with its design

Community members can get involved in the design process for the Frogtown Farm and Park at a workshop on Oct. 12 from 10:30 a.m. to 2:30 p.m. at the Rondo Library

The 13-acre park in the works for St. Paul’s Frogtown neighborhood includes a recreation area, a nature preserve, and a demonstration farm. 

The upcoming workshop deals specifically with the design of the park's farm portion, which will take up nearly half of the site. Over the summer, the park pulled in the San Francisco-based Rebar Art and Design Studio to lead the farm's design process. 

The interdisciplinary agency, which works with numerous Twin Cities-based experts, was a good fit for the project because much of its work lies “at the intersection of art, design and ecology,” farm materials state. That includes experience with community farms and gardens.  
 
Betsy Schaefer Roob, a spokesperson for Frogtown Farm and Park, says next week's workshop will give community members a chance to share ideas and hear about the possibilities for the farm. That feedback will continue to drive several related meetings in the coming months. The idea is “to gather input and eventually responses to different concept designs,” she says, adding that the goal is to have a final design by early 2014.

Community members will consider how to facilitate programs at the farm centering on food production, education, and gardening, she says.  

After the design process wraps up, infrastructure will go in, while cover crops will be planted in 2014, she says. The farm will be up and running the following year.

The surrounding park is undergoing a separate community process. 

The idea for Frogtown Farm came from a handful of longtime neighborhood residents, and community involvement is something the farm aims to continue every step of the way. “Community is really the core of who we are and what we value,” Roob says.  

She hopes the result will be a “community place, a place to gather, to learn, to work, to play, and to share knowledge and, of course, food,” she says. “We really need the wisdom and diverse perspectives of the Frogtown community to build that place.”

Tracy Sides' Urban Oasis concept wins Forever St. Paul Challenge

Tracy Sides, a healthy-foods advocate who lives on St. Paul’s East Side, frequents the nearby Bruce Vento Nature Sanctuary. The grounds have become a source of inspiration for her, and more recently, the focus of a million-dollar idea. 

In February, Sides submitted a plan to transform a vacant building at Bruce Vento into a food hub, to the St. Paul Foundation’s Forever St. Paul Challenge, a contest to support ideas for improving the city.  

Sides’ Urban Oasis concept rose to the top, and on Monday the foundation announced it was the contest’s winner. The foundation will contribute $1 million to the cause.    

Urban Oasis was among 1,000 entries in the beginning. The pool was whittled down to 30 semifinalists and more recently, three finalists. A public voting system online determined the final winner. 

For Sides, the outcome came as a pleasant surprise. At the same time, it seems like a natural next step in a longstanding community process to liven up the nature sanctuary, she says. Urban Oasis is part of a bigger project to renovate the city-owned building, she adds.   

The food hub, which will take up a couple of floors in the four-story building, will include a food cooperative, eatery, event space, catering company, and a food truck. Commercial kitchens will be available for rent, while the hub will also provide business training to small ventures oriented around food. Communal suppers on Sunday nights and cooking classes will also help make the place a true community center, she says. 

The food hub is about “creating something that’s a thriving asset for the community, and that’s addressing some of our needs,” she says. Additionally, in a diverse neighborhood, a food hub seems like an appropriate way to “acknowledge and celebrate our differences,” she says. “We’re connecting people through food.” 

Although food hubs are experiencing a groundswell of popularity across the country, Sides’ concept is unique for the “unprecedented number of spokes [it has]. In a way, it’s modeling a healthy food system, with growing, producing, distributing, selling, preparing, eating, and composting waste,” Sides says. 

It’s about “creating a more equitable and healthy food system. That’s the real outcome I would love to see from this.”

Bike Walk Week events this week

The annual Twin Cities Bike Walk Week stresses the benefits of biking and walking as an alternative to driving a car.

The daily festivities, scheduled from June 9 to 15, include all kinds of community gatherings, food, entertainment, prizes and more. (For a full schedule of events, check out the Bike Walk Week website.)

Every year, a number of local government agencies, nonprofit organizations, businesses and other community groups come together to make it happen, according to Nick Olson, a Bike Walk Week planner for the city of Minneapolis. Their mission is to “incentivize and encourage biking and walking,” especially people who are new to the idea, he says.

Among the week’s highlights are a series of commuter “pit stops,” at multiple places in Minneapolis and St. Paul. The “pit stops,” which take place at peak commuting hours, give people the opportunity to get their bike tuned up or to ask questions about routes, Olson says. Free bike lights will also be given away. “It’s a very direct way to get people out,” he says.

On Wednesday, breakfast will be offered for free to those on bike or foot at the Greenway Building on the Midtown Greenway at 28th Street in Minneapolis. “I recommend it. It’s a popular one,” says Olson.

Thursday is Bike Walk to Work Day. The celebration, which will happen at several locations throughout the day, includes a wide variety of vendors plus a couple of speakers. They’ll talk about “how biking and walking are a key part to communities and to business,” he says.  

People who pledge to bike or walk at least once within the week will be entered in a drawing to win a new bike or transit fare for a year, according to the website. People can sign up to take the “commuter challenge” individually or in teams.    

Besides showing people how to get from point A to point B, the activities demonstrate “how biking or walking can be tons of fun.”
